Design To Value

Throughout the project planning and design development phase, we lead an integrated approach that considers the market demand, the competitive offering, and the costs involved in every design element. With this Design-To-Value approach, we harness the expertise of designers to maximize revenue-generating areas, prioritize features with valuable customer benefit, and value engineer the designs to reduce capex and lifecycle cost whilst maximizing the building performance. We have applied our Design-To-Value principles successfully to many of our projects and delivered tangible benefits for the end products and our clients businesses.

In spite of the slow rate of adoption of new technologies in the building industry, our team is on a constant technology watch to identify new materials, energy-efficient equipment, advanced building controls which will not only enhance the building performance but also improve the project productivity. With most of our work in developing markets, we are keenly aware of the implementation challenges with the available skillset, however, through technical partnerships and determined leadership, we have consistently leapfrogged the conventional designs and labour intensive practices and adopted technology-driven solutions that created tremendous value for our clients.

Whilst we draft all design and construction contracts to closely protect our client’s interests, we also strongly believe in the value that can be unlocked through meaningful engagement with design consultants and contractors. Our team goes the extra mile to engage all project stakeholders, challenge local work practices, seize opportunities, and ultimately develop a spirit of partnership from which better design, better materials, and better construction techniques are identified. Our Work

The 530-key JW Marriott at Aerocity in Delhi, built in 32 months and received the “Luxury Hotel of the Year” award at HICSA in 2014.

The 180-key Hyatt Place hotel in Gurgaon, India, was built in a record 22 months and received the “Upscale Hotel of the Year” award at HICSA in 2015.

ASCENTIS managed the commercial fit-out of both international and domestic terminals of the new Mumbai International airport which were open to public in 2014 and 2015.

ASCENTIS led the renovation of the 150-year old Galle Face Hotel north wing in Colombo, Sri Lanka, which was re-opened to guests in 2015.

ASCENTIS managed the construction of the 350-key Novotel Hotel & Apartments in Kolkata, India, which won the “Best Upper Mid-Scale Deal of the Year” award at HIFI in 2015.

ASCENTIS led the renovation programme of the world-renowned Taj Palace in Mumbai, India, which was re-opened to guests in 2009 after one-year shutdown.

Oct-18: ASCENTIS has been appointed as a Design & Build contractor by renowned international fashion, eyewear and accessories brand - Chanel for its flagship store in Delhi.

Dec 18: ASCENTIS hired by DUET Hotels to convert four of their existing hotels from HIEX to three Fairfield by Marriot and one Four Points by Sheraton as Design & Build contractors.

FEB 19: ASCENTIS appointed by Bangladesh's prime developer, Shanta Holdings to manage the construction of their high rise commercial tower - Pinnacle in Dhaka.

Feb 19: ASCENTIS appointed for complete PMC services - design management, cost planning & management, tenders & procurement management, construction management - by DN Homes for complete fitout as a 137-key Vivanta hotel by Taj.

Mar-19: ASCENTIS has been appointed by Financia Capital as their Project Manager for the construction of a 180-key 'Radisson Blu' hotel & apartments in CBD of Douala, the commercial hub of Cameroon, Africa. This hotel is a conversion of an existing apartment building and will become the city's first 5-star property.

Apr-19: ASCENTIS is proud to have been associated with the re-branding programme of Sankara, Nairobi's landmark hotel, to Autograph Collection by Marriott.
